Terms of service
Last updated: 3 November 2026
These terms cover what you get when you order a set-up from The Third Office Ltd, a company registered in England and Wales (company number 17557274), whose registered office is at 82A James Carter Road, Mildenhall, IP28 7DE ("we", "us"). We operate The Finisher under licence from its owner. They sit behind your order form. If your order form says something different, the order form wins.
1. What we do
We build it and set it up; you approve it.
We set up your booking, forms, client records and website as your website and back office, in your own accounts, by video, and hand it to you. We do not run your business or hold your clients' information.
2. The price and VAT
The price is the one in your order form. The Third Office Ltd is not registered for VAT, so no VAT is added to our prices. If that changes, we will tell you in good time, and VAT will apply from the date of registration. A price already agreed in writing will not rise because of a later VAT registration.
3. Paying
Deposit
You pay a deposit of 25% to book your place. Your order is confirmed when we have accepted your request and your deposit has been paid.
Balance
The balance is due at go-live, or you can spread it over up to six equal monthly payments, agreed when you order.
Instalments
If you spread it, you authorise us to take each payment automatically from the card you save with Stripe, and there is no interest. Card details go straight to Stripe and we do not see them.
Go-live
We build your website and back office in our private preview, and it goes live in your own accounts when the balance has been paid in full or, if you are spreading it, when your first instalment has been paid and your card is saved for the rest.
4. Your accounts, and who builds where
You open and own your accounts from the start: your domain, Cloudflare, Resend, Stripe and any optional services. We are given only the access we need to set things up, and you can remove it at any time. We design, build and test in our private preview, then move your finished website and back office into your accounts at go-live. You pay each provider directly for what you use, which for most one-person businesses is nothing a month, apart from your domain name's yearly renewal, texts if you switch them on and card fees if you take cards. We add nothing.
5. Your domain
We walk you through registering your domain in your own Cloudflare account, on Cloudflare's own page, with your own card. You pay the cost price to Cloudflare and are responsible for yearly renewals. We will remind you, and on the care plan we will help. We cannot promise a particular name is available.
6. Two design directions
Once we have your material, we show you two different looks for your website and booking page by private link. If you choose one, we make one round of changes. If you love neither, we offer one revised look at the closest direction, and if that fails too we refund your deposit in full. Once you choose a direction, the deposit is not refundable, unless we are unable to deliver the work. The previews are private and unpublished.
7. What belongs to you
Your accounts are in your name. When you have paid in full, everything we built specifically for you (your website, design, content, brand and records) is yours. You also have a permanent, free and transferable right to use, change, copy, move and sell your copy of the system and its source code, with no permission needed from us. If you are paying by instalments, you run it from go-live and it becomes fully yours when the last instalment is paid.
- We keep the right to reuse our own general-purpose engine, tools and know-how for other customers. We do not keep or reuse your content, brand or records.
- Fonts, libraries and services such as Cloudflare, Stripe and Resend stay under their own licences. We list them in a notice in your handover pack.
- You receive a ZIP of all the code built for you, commented, marked as yours with its version and date.
- We keep an archived copy of the code and settings we delivered, so we can do further work for you if you ask. It contains no client records, passwords, keys or tokens. We use it only for your work, and you can ask us to delete it.
- We use your name, logo or work in our own marketing only with your written agreement.
- A small credit reading 'Finishing touches by The Finisher.' sits in the footer of your marketing website only. It never appears in your emails, texts, booking pages or back office. Rather not have it? Tell us at set-up and we will leave it off at no charge. After go-live, it is free to remove on the care plan, or priced like any other change. Once you have paid in full the website is yours, so you can remove it.
8. Your clients' information
You are responsible for your clients' information. It lives in your own accounts, not ours, and we do not hold it. We only see it if you ask us for help and give us access, and then only for that help.
9. The care plan
The care plan is optional: £35 a month or £350 a year, covering updates, small changes each month, help by email and a quarterly check-in. You can stop it at any time, and doing so never affects what you own. Without it, small changes cost £60, updates to a new release £90, and bigger work £75 an hour.
10. If a payment is missed
We will remind you first. If an instalment is still unpaid 14 days after the reminder, the whole remaining balance falls due and we may pause changes and support until it is paid. We will still never switch off your live site, delete your records or touch your accounts, because they are yours.
11. Leaving
You can leave at any time, with no exit fee and no notice period. The care plan has no minimum term. If you stop after choosing a design direction and before go-live, we keep your deposit and you owe nothing more. After go-live, nothing needs moving, because your website and back office are already in your accounts. If you are paying by instalments, any agreed balance stays due. You can download your records from your back office at any time.
12. What we promise and what we do not
We will do the work with reasonable care and skill. We cannot promise bookings, income or any particular result. Your website and back office run on third-party services outside our control, so we cannot promise they will never have problems.
13. Changing these terms
We may update these terms for new orders. A change never alters an order you have already accepted without your agreement.
14. Which law applies
These terms are governed by the law of England and Wales.
